Plumbing & Heating
Marketing for plumbing & heating
A burst pipe and a new boiler are the same trade and opposite businesses. One is won by answering the phone at half past eleven at night, the other by getting a credible quote out before the two national firms do. Run them together and the emergency clicks quietly spend the install budget.

In short
Marketing for plumbing & heating in the UK turns on three things that are specific to the trade. Emergency and repair work runs from a £90 to £180 first hour up to £400 for a leak traced through a floor. Bathroom installations are £3,500 to £9,000 with fitting. Google Search wins the emergency side outright, with call-only campaigns overnight and Google Business Profile doing more than most owners realise — a profile showing open now, with recent reviews, gets rung before the paid results on a mobile at midnight. The biggest source of wasted spend is retail and supply, searches such as boiler prices and buy Worcester Bosch, which has to be negatived out before the budget means anything.
The economics that should drive the budget
Emergency and repair work runs from a £90 to £180 first hour up to £400 for a leak traced through a floor. Bathroom installations are £3,500 to £9,000 with fitting. A like-for-like combi swap is typically £1,900 to £3,400 supplied and fitted, a system conversion or back boiler removal £3,500 to £6,000, and an air source heat pump £8,000 to £14,000 before the grant is applied.
Boiler installation is the anchor and it is worth more than the invoice suggests. The install itself might carry £600 to £1,200 of gross margin. Behind it sits an annual service at £80 to £130 for perhaps a decade, the repairs in between, and the bathroom the same customer does in four years. Judging a boiler enquiry on the margin of the first job understates it badly.
Close rates split hard. Emergency calls convert at seven or eight in ten if somebody answers, and close to zero if they reach voicemail, because the next number is already dialled. Boiler quotes convert at roughly one in three, and the strongest single predictor is not price but speed — the first credible quote in front of a cold household wins far more often than the best one that arrives on Thursday.
Seasonality
This is the sharpest and most predictable seasonality of any trade we work with. The first sustained cold snap, usually somewhere between late September and mid November, produces a step change in ‘boiler not working’ and ‘no heating’ searches within about forty-eight hours. Competition and click prices rise with it. Firms with budget headroom and pre-written ads take that week; firms that notice in December pay more for the remains of it.
Christmas and New Year are a genuine window, because half the trade is not answering. January and February bring freeze-thaw bursts. Then summer, which most firms treat as dead, is actually the right time to sell installs into an empty diary — planned swaps, service plans and the beat-the-winter-rush message. The install you sell in July is done in a quiet week at a proper margin rather than squeezed between emergencies in November.
What we configure
- Emergency and planned split with separate dayparting and budgets
- Call-only overnight campaigns, but only where calls are answered
- Gas Safe number and manufacturer accreditation on every page
- Fixed-price boiler quote form with photo upload, no survey needed
- Fault-code content built for SEO and blocked as paid keywords
- Automated annual service and CP12 reminders to the existing base
- Cold-snap budget rules agreed in September, not applied in December
What people actually search, and what it is worth
| Intent | Typical search | Value | How we handle it |
|---|---|---|---|
| Emergency | emergency plumber near me, burst pipe, no hot water, leaking boiler [town] | Medium value, immediate | Call-only and call-first ads, dayparted, with out-of-hours routing to a phone that is genuinely answered. Bid aggressively; these convert at a rate nothing else in the account matches. |
| Boiler replacement | new boiler [town], Worcester Bosch 4000 price, combi boiler installation cost | High value, days to weeks | Its own campaign, weighted to brand and model long tail rather than head terms, landing on a page that produces a fixed price from photographs without a survey visit. |
| Gas compliance | gas safety certificate [town], CP12 landlord, boiler service near me | Low value, recurring | Priced openly and treated as an annuity. The service and certificate list is the cheapest source of boiler installs you will ever have, so this campaign is really customer acquisition for later work. |
| Planned plumbing | bathroom fitters [town], unvented cylinder installation, power flush, radiator upgrade | Medium to high, slower | Photo-led pages and a longer follow-up. These buyers compare workmanship rather than response time, so the portfolio matters here and matters nowhere else in the account. |
Where the budget leaks
Every sector attracts searches that can never become a customer. These are the ones specific to plumbing & heating, and they go into the negative keyword list before launch rather than after the first invoice.
| Category | Example searches | Why it costs you |
|---|---|---|
| Retail and supply | boiler prices, buy Worcester Bosch, screwfix, radiator sale, toilet cistern parts | People buying a part or pricing a unit to fit themselves. High volume, and it climbs when a manufacturer runs a promotion. |
| Cover and comparison brands | boiler cover, homecare, home emergency insurance, boiler finance comparison, [national brand] quote | Insurance and aggregator intent. These clicks are expensive because the national advertisers can afford them, and the searcher wants a policy, not an engineer. |
| Fault codes and DIY | boiler fault code EA, F22 reset, how to bleed a radiator, top up boiler pressure, no heating but hot water | Vast volume from people specifically trying to avoid calling you. Excellent SEO content, terrible paid keywords, and the difference is worth understanding. |
| Training and trade | gas engineer jobs, ACS assessment, Gas Safe registration renewal, plumbing course, level 2 plumbing | Job-seekers, apprentices and other engineers checking their own paperwork. Near-zero conversion and a lot of clicks in a city. |
Want this checked against your own numbers? Two minutes on the phone is usually enough to say whether the arithmetic works for a plumbing & heating business your size.
Call 07443 392243WhatsAppWhat the buyer is actually checking
The emergency buyer does no research at all. There is water coming through a ceiling, or a house with a baby in it and no heating. They dial until somebody human answers and gives a time. Price is checked loosely and rarely compared. Gas Safe registration matters but is almost never verified in the moment.
The boiler buyer is a different animal and worth studying. They will check the Gas Safe register, and increasingly they check it properly. They look at manufacturer accreditation, because an accredited installer can offer a ten or twelve year warranty that a non-accredited one cannot, and that warranty is the tie-breaker more often than price is. They want to know whether the price is fixed or a from-price, whether finance exists, and whether they can get a number without an hour of somebody sitting in their kitchen.
That last point is the one local firms keep losing on. The national fixed-price companies have trained buyers to expect a price in minutes from a few photographs. A local engineer who insists on a survey visit next Tuesday and a written quote the following week is competing at a structural disadvantage he has chosen. Decisions are made in three days to three weeks, and the quote that arrives first is in the running for all of it.
Which channel wins here
Google Search wins the emergency side outright, with call-only campaigns overnight and Google Business Profile doing more than most owners realise — a profile showing open now, with recent reviews, gets rung before the paid results on a mobile at midnight. Do not run overnight ads unless somebody genuinely answers. Paying for a two in the morning click that reaches voicemail is the purest waste in this trade.
The honest part concerns boiler installs. Head terms such as ‘new boiler’ and ‘boiler replacement’ are contested by national fixed-price firms, finance providers and lead sellers with budgets a two-van company cannot approach. Bidding there is usually a way to spend a month's budget learning that. What does work is the long tail: brand and model, accreditation, plus town. Plus the boring channels that beat paid media here — a service list you actually market to, and referrals from a decade of installs.
Buying shared boiler leads is worse than doing nothing. The same householder is sold to three or four firms, so you arrive third into a price fight you did not choose.
Questions from plumbing & heating
Can a local firm compete with the fixed-price national boiler companies?
Not on head terms and not on advertising budget. On everything else, comfortably. They win on accreditation and the longer manufacturer warranty it unlocks, on recent local reviews, on speaking to the engineer who will actually do the work, and on quoting within hours. Match their speed of quote and you take the buyers who never wanted a call centre.
How quickly do I need to send a boiler quote?
The same day, ideally within a couple of hours. Households replacing a boiler are usually cold, mildly panicked and collecting three prices. The first credible fixed quote anchors the decision and wins far more than its share. A quote that arrives four days later is competing against one the customer has already half accepted.
Is it worth advertising for emergency plumbing overnight?
Only if somebody answers. Overnight emergency clicks convert extremely well and cost less than daytime ones, because much of the trade switches off. But a call that reaches voicemail at two in the morning is money burned and a customer who will never ring again. Set the schedule around who is genuinely on call, not around who you would like to be.
Should I market boiler servicing, or is it too small a job?
Market it hard. A service is low margin on its own and it is the cheapest boiler install pipeline in existence, because you are in the house looking at a fifteen-year-old appliance and the householder trusts you. Automated annual reminders to your own list cost almost nothing per booking and produce installs no advertising campaign would reach.
