Nearly every survey enquiry begins at the same moment: an offer has been accepted and somebody has been told to book a survey this week. Nothing about the decision is leisurely. The firm that answers the phone, gives a price and names a date takes the job, and the firm that emails a considered quotation the following morning finds it already gone.

Marketing for surveyors & building inspectors in the UK turns on three things that are specific to the trade. Fees are well understood by the public, which keeps them honest. A RICS Home Survey Level 2 typically runs £400 to £900 depending on value and size, a Level 3 building survey £700 to £1,800 on an older or larger property, and a Level 1 condition report £300 to £500. Search is the channel, almost to the exclusion of everything else. The economics that should drive the budget
Fees are well understood by the public, which keeps them honest. A RICS Home Survey Level 2 typically runs £400 to £900 depending on value and size, a Level 3 building survey £700 to £1,800 on an older or larger property, and a Level 1 condition report £300 to £500. Valuations for probate, matrimonial or shared ownership purposes sit at £250 to £600. New build snagging inspections run £350 to £700. Party wall work is priced differently again, commonly £900 to £2,000 per adjoining owner. Specialist damp, movement and expert witness reports range from £500 to £3,000.
The cost structure is unusual because the constraint is a diary rather than materials. A sole practitioner manages one or two inspections a day plus the writing up, which is often longer than the visit. Once travel, professional indemnity cover and software are accounted for, contribution sits around sixty to seventy-five per cent, capped absolutely by the working days in a month.
Conversion is far higher than in most sectors, because the customer has already decided to buy a survey and is only choosing a supplier and a date. Forty to sixty per cent of genuine enquiries instruct, and the largest determinant is how quickly the call is returned. At an average fee of £650 with sixty-five per cent contribution, an instruction is worth roughly £420, and at fifty per cent conversion each enquiry carries about £210. That supports £25 to £70 per enquiry comfortably — but answering within five minutes rather than five hours moves the conversion rate more than any bid ever will.
Seasonality
Demand tracks property transactions and nothing else. Because a survey is instructed two to three weeks after an offer is accepted, the diary lags portal activity by around a month, so budget should follow transaction data rather than last year's calendar. In a normal year March to June is the peak, there is a second run from September to early November, and from mid-December to mid-January very little is instructed.
Two distortions are worth planning for. Stamp duty deadline changes pull an enormous volume of transactions forward and then leave a hole immediately after, and a firm that scales its diary for the rush without expecting the trough gets caught. New build snagging follows a different rhythm, spiking around developer completion pushes at quarter ends and at the financial year end — useful, because it fills exactly the weeks when purchase work is thinnest.

This customer is stressed, on somebody else's timetable and comparing three firms found in about ten minutes. Their questions are blunt and identical every time: how much, when can you get there, how long until I have the report, and will somebody actually talk me through it afterwards. Underneath sits a suspicion worth addressing directly, which is whether they are ringing a national call centre that will subcontract the visit to whoever is nearest. Naming the surveyor who will attend removes that in one sentence.
Reviews are read differently here. Nobody can judge the technical quality of a survey, so what gets written about is the phone manner, the speed and above all the debrief call. A firm offering to go through the findings by telephone at no extra charge converts markedly better and gets reviewed for it. The other decisive element is a downloadable sample report: buyers who have never commissioned one do not know whether they are getting four pages or forty.
Which channel wins here
Search is the channel, almost to the exclusion of everything else. There is no discovery behaviour in this market, no browsing and no consideration phase worth the name; there is a triggering event and an immediate typed query. That puts the weight on paid search for coverage, the map pack for the near-me half of demand, and organic pages built around survey level, town and property age. The long tail is genuinely valuable too, because the process questions are asked constantly: what a Level 3 survey covers, what damp readings in a report mean, how party wall notice periods work.
Paid social is close to useless for purchase surveys, since the moment of need is invisible to any targeting option. Two exceptions. Snagging can be reached geographically, because new build owners sit on identifiable developments at identifiable times. Party wall can be reached because planning applications are public, which makes the neighbours of recent approvals an addressable audience. Beyond that, instructions from conveyancers, buying agents and mortgage brokers outperform any advertising channel and should be tracked separately — otherwise they flatter the paid reporting and disguise what the campaigns are doing.
What the rules actually let you say
Chartered status is regulated and the words are restricted. “Chartered Surveyor”, the designations MRICS and FRICS and the RICS marks may only be used by members and by firms regulated by RICS. A firm undertaking survey and valuation work for consumers is normally RICS-regulated, which brings mandatory professional indemnity insurance at prescribed minimum levels with run-off cover, a written complaints handling procedure, and membership of an approved independent redress scheme for consumer clients. Marketing must not imply regulation or chartered status the firm does not hold, and an unregulated firm should say what it is instead of leaving the reader to assume.
Product naming is a compliance question as well as a clarity one. The RICS Home Survey Standard defines Level 1, Level 2 and Level 3 services, and firms subject to it must describe their services in those terms. Marketing that invents its own tier names, or advertises the long-abolished “full structural survey” because customers still search for it, creates confusion and complaint risk. The workable compromise is to use the standard names as the product and explain in plain English what people searching older terminology are actually after.
The word inspector needs care too. Since the Building Safety Act 2022 regime took effect, anyone carrying out building control work in England must be a registered building inspector with the Building Safety Regulator, working for a registered building control approver or a local authority. That is a different function from a purchase survey or a snagging inspection, and advertising must not blur the two: a private snagging inspector does not provide building control and should not imply statutory authority. Independent snagging firms are a legitimate and growing business, but where their credentials are trade association membership rather than regulation, name the association and let the reader weigh it.

How quickly do we really need to answer a survey enquiry?
Within minutes during working hours. This buyer has an accepted offer and a solicitor pushing them, and they are ringing three firms in one sitting. Answering first frequently wins the instruction outright, which is why response time deserves more attention than bid strategy. If calls cannot be answered live, an answering service capturing the property address is the minimum.
Should we publish our survey fees online?
Yes. Buyers compare on price and date, and a firm without a visible fee gets skipped rather than telephoned. An instant calculator based on property type, bedrooms and value converts better than a quote form, and it filters out the people looking for a free valuation. You can still price bespoke work individually while publishing the standard levels.
Can a firm that is not RICS regulated advertise building surveys?
It can offer inspection and reporting services, but it must not use restricted terms such as Chartered Surveyor, MRICS, FRICS or the RICS marks, and it must not imply regulation or redress scheme membership it does not hold. Being clear about what the firm is, what qualifications the inspector holds and which association it belongs to is compliant and, in practice, more persuasive than vagueness.
Is search or social the better spend for a surveying practice?
Search, by a very wide margin. The need appears suddenly and is acted on immediately, which social targeting cannot anticipate. The exceptions are snagging, where new build developments can be targeted geographically, and party wall work, where the neighbours of recently approved planning applications are a genuinely addressable audience because the applications are public record.
