They have a mortgage timetable, an estate agent chasing them and no idea what the difference between a Level 2 and a Level 3 is. Whoever explains that clearly and can attend on Thursday gets the instruction.

Google Ads for surveyors in the UK needs a different build from a generic Google Ads account, and this is how PipelineOS structures it. How we build it

The first split is by survey level, because the searches are genuinely distinct and so are the fees. RICS Home Survey Level 2 is the volume product, bought by people purchasing a conventional house that seems fine. Level 3 is bought by people purchasing something old, altered, thatched, timber-framed or visibly problematic, and by anyone whose Level 2 came back worrying. Valuations are a separate purchase again, usually driven by probate, matrimonial matters, Help to Buy staircasing or a shared ownership sale, and the searcher uses completely different language. Three ad groups minimum, each pointing at a page that explains that level and only that level.

Party wall work deserves its own campaign and frequently gets folded into the main one to the detriment of both. The party wall searcher is not buying a survey; they are either a building owner who has been told they need to serve notice, or an adjoining owner who has just received one and is alarmed. The language is procedural — party wall notice, party wall award, adjoining owner surveyor, dissenting to a notice — and the money is different, because the adjoining owner’s surveyor is usually paid by the building owner. Two ad groups, two very different landing pages, and a willingness to explain the Party Wall etc. Act 1996 in plain English on both.

Snagging is the third leg and the fastest growing. New build purchasers search for snagging inspections in the fortnight before legal completion and again just before the two-year warranty expires, and the terms are cheap because most traditional practices ignore the work. It converts quickly, the fee is modest, and the inspections cluster geographically around new estates, which makes scheduling efficient. Add a commercial campaign if the practice does dilapidations, building surveys for investors or measured surveys, but keep it on office hours with manual bids, since volume will never be enough for automated bidding to learn anything useful.

The operational point that decides the account: response time. Buyers requesting survey quotes send three enquiries in five minutes and instruct whoever replies first with a date. A practice that quotes within an hour during working hours will convert at roughly double the rate of one that quotes the following morning, on the same clicks at the same cost. Before adjusting a single bid, that is the setting worth changing.

Budget and the arithmetic

Fees first. A Level 2 survey on an ordinary house commonly runs £400–£700, a Level 3 £700–£1,400, a valuation for probate or matrimonial purposes £250–£600, a snagging inspection £300–£600 and a party wall award £900–£1,800 per adjoining owner. The direct cost is surveyor time plus travel plus professional indemnity, and a sole practitioner or small practice will typically contribute 55–70% of the fee against fixed costs.

Conversion is where surveying differs from most trades. Because the buyer is under timetable pressure and comparing three quotes, close rates are high when response is fast — a third to a half is normal — and collapse when it is slow. Take a Level 2 at £550 with a £350 contribution and a 40% close rate: an enquiry is worth £140, which is your ceiling. Level 3 and party wall enquiries carry ceilings of £250 and upwards. Against that, survey clicks generally cost £3–£9 and enquiries land at £35–£110, so the headroom is real but not unlimited, particularly where national broker sites are bidding hard.

Two adjustments are worth making to that sum. First, seasonality follows the housing market rather than the weather, so budget expands in spring and early autumn and contracts when transaction volumes fall — there is no point bidding harder into a market where nobody has had an offer accepted. Second, count the repeat and referral value: a buyer who had a good survey experience routinely returns for the party wall matter on their extension two years later, and their solicitor and estate agent start recommending you. Neither shows in the ads dashboard, and both raise the true value of a first instruction.

Four ways this goes wrong

  • One landing page covering all survey levels, so an anxious buyer of a Victorian terrace has to work out for themselves which product they need and leaves to ask somebody else.
  • Quoting the next working day. In a market where three quotes go out at once, the delay costs more instructions than any bid change will recover.
  • Bidding on “property survey” and paying for land surveying, topographical survey, drone survey and asbestos survey traffic that a residential practice cannot service.
  • Ignoring party wall and snagging work because it is not traditional. Both have cheap clicks and weak competition precisely because established practices dismiss them.
  • Leaving the campaign running at full budget through a flat transaction month, when the demand simply is not being created upstream.

How do we compete with the national survey comparison sites?

Not on the instant-quote promise, which they are built for. Compete on being a named local surveyor with local knowledge and a date. Put the surveyor’s name, RICS status, years in the area and next available appointment in the ad and above the fold. Buyers use comparison sites because nothing else answers quickly, so answering quickly is the whole counter-argument.

Should we publish survey fees on the site?

Publish a range with the variables that move it, such as property size, age and location. A firm figure is impossible before you know the property and a silent page loses to one that gives guidance. The practices that publish ranges report fewer enquiries and better ones, because people whose budget was a hundred pounds self-select out before taking your time.

Is party wall work worth advertising separately?

Yes. The searcher has a different problem, different urgency and a different question about who pays, and the fee per matter is substantial. Folding it into a survey campaign means the ad speaks about house purchases to somebody who has just received a notice from a neighbour, and the click is wasted.

What conversion window should we measure on?
