Manchester
Marketing agency for Manchester trade & construction firms
Manchester has changed shape faster than any UK city outside London, and the work available has changed with it. We are a Hampshire business working with Manchester firms remotely, and we would rather say so plainly than dress up a phone line as a northern office.

In short
PipelineOS is a UK lead generation agency working in Manchester, running Google Ads, Meta Ads, SEO and AI search for trade and construction firms there. Manchester is really ten boroughs pretending to be one city, and the economy sits differently in each. The regional centre carries the tall residential towers, the office estate, the media and digital cluster at Salford Quays, and a hotel and hospitality sector that has grown enormously. Manchester is the most contested market outside London for most trades, and the competition is capable. High-rise access and facade work is one of the stronger trades in Manchester: a concentration of tall residential buildings makes rope access, facade inspection and remedial work a genuine regional specialism.
A city that went vertical
The defining feature of the last fifteen years here is apartment development at genuine scale — Ancoats, New Islington, Deansgate, the Green Quarter and across the border into Salford Quays. For trade firms that produces a buyer most domestic marketing ignores completely: block managing agents and residents management companies, who commission communal roofing, external decoration, balcony repair, door entry, lift lobbies and, in this city particularly, a long tail of facade and fire safety remediation work. They buy on schedule, they buy repeatedly, and they buy on paperwork rather than persuasion. The documentation attached to that work — warranties, fire safety records, insurer requirements, access and method statements — is exactly the sort of thing a website can demonstrate, and almost none of them do.
Around the core, the older city persists. Terraced streets through Levenshulme, Gorton, Rusholme and Chorlton carry the usual Victorian repair profile, sharpened by a genuinely wet climate: gutters, flashings, chimney stacks, penetrating damp and failing render come round faster here than in the south. Fallowfield and Withington sustain one of the largest student rental concentrations in the country, which makes landlords and letting agents a standing audience for compliance and turnaround work every summer. Commercial refurbishment across the city centre and out to Trafford Park rounds it out, with office stock around Spinningfields and Piccadilly turning over on lease cycles that generate strip-out and fit-out work regardless of what the domestic market is doing.
The toughest agency market outside the capital
Manchester has an unusually dense population of digital agencies for its size, many of them good and well funded. Head agency terms are effectively closed, and the trade head terms — roofers, builders, electricians plus “Manchester” — are held by firms with a decade of accumulated reviews and links. Click costs sit below London but well above the Midlands, and they have climbed steadily as national franchises have moved into emergency trade terms, which can squeeze a small local budget out of the auction entirely at peak times.
Where we would actually play is around the edges. Trafford, Stockport, Salford and Bury are separate search markets with separate map packs and much softer competition. The block management and managing agent route is a business-to- business sale that most competitors are not even attempting. And content built seriously around facade remediation, EWS paperwork and communal repair responsibility answers questions buyers here are genuinely searching for, with almost nobody answering them well. None of that work requires a Manchester postcode to market, but all of it requires deciding honestly which of these markets a firm is equipped to serve before the budget goes anywhere.
What we would prioritise in Manchester
- Target managing agents as a distinct audience. Communal and remediation work is repeat, scheduled and barely marketed for.
- Work the surrounding boroughs. Stockport, Trafford and Salford are winnable where the city term is not.
- Weather-driven maintenance content. Damp, gutters, flashings and render fail faster here, and that is a legitimate demand story.
- Student-let seasonality. Build the landlord campaign around the summer turnaround window rather than running it flat all year.

What actually drives trade demand in Manchester
Manchester is really ten boroughs pretending to be one city, and the economy sits differently in each. The regional centre carries the tall residential towers, the office estate, the media and digital cluster at Salford Quays, and a hotel and hospitality sector that has grown enormously. Move out and you find Trafford's industrial and distribution belt, Stockport's older manufacturing and its own town centre revival, Oldham and Rochdale's mill-town stock, and the airport with its own substantial employment and construction footprint.
The residential story that matters most for trades is the shift to professionally managed rented housing. A very large number of new apartments have been built here in a short period, and they are owned and run by institutions with maintenance budgets, procurement processes and service standards. That is a different customer entirely from a homeowner, and it buys on reliability, insurance and response time.
Older Greater Manchester is a different economy again: dense terraced housing in the northern towns, a great deal of it rented, with low capital values and a repair rather than improvement pattern of spending. A firm has to decide honestly which of those two markets it is in, because the marketing for one does not work for the other.
The competitive picture
Manchester is the most contested market outside London for most trades, and the competition is capable. There is a deep agency scene here, plenty of trade firms running proper campaigns, and review profiles on the leading local businesses that took a decade to build. Anyone promising a quick route to the top of the city term is not being straight with you. Costs are lower than the South East but the quality of competitor is higher than the price gap suggests.
National lead brokers are heavily present on boilers, windows, drives and damp. Where they are weakest is anything requiring a site visit to specify, which is the reason specialist positioning works better here than volume bidding. The borough structure also helps: bidding on Stockport, Bury, Altrincham or Sale individually is consistently cheaper and more productive than bidding on Manchester and hoping the geography sorts itself out.
Working radius
The orbital motorway defines the working day. Inside it, journeys are governed by tram crossings, bus lanes and a city centre that is slow by design. Outside it, the M60 makes a huge catchment realistic, and firms based near a junction can reach Bolton, Wigan, Stockport and Warrington with comparable ease. The practical advice is to plan territory by motorway junction rather than by mileage, because five miles across the centre and fifteen miles round the ring take about the same time.
Which trades do well here
| Trade | Why, in this city specifically |
|---|---|
| High-rise access and facade work | A concentration of tall residential buildings makes rope access, facade inspection and remedial work a genuine regional specialism. |
| Build-to-rent planned maintenance | Institutional landlords procure recurring maintenance formally and stay with contractors who perform rather than reshopping annually. |
| Mill and warehouse conversion trades | The northern towns hold enormous quantities of industrial fabric being adapted to residential and commercial use. |
| Damp and structural repair | Older terraced stock in the outer boroughs generates constant solid-wall damp and movement work at modest job values. |
| Commercial roofing | Trafford Park and the distribution belt provide large-format industrial roof replacement on cycles rather than by emergency. |
Nobody in Stockport says they live in Manchester. The ten boroughs each have their own council, their own town centre, their own newspaper and their own loyalty, and residents search for a tradesman in Sale, Bury, Oldham or Altrincham rather than in the city. It is the reason a single Manchester campaign underperforms so reliably here: the word on the ad does not match the word in the customer's head, and in a conurbation this proud that mismatch costs you the click.
Questions from Manchester businesses
Are you actually based near Manchester?
No, and we would rather say so than pretend. We are in Chandler's Ford, Hampshire, and we work with Manchester firms remotely — which is how search advertising and SEO are run in any case, because the account does not care where the person managing it sits. What we do not have is an office in Manchester or someone who can be on your site on Tuesday. If that matters to you, hire locally, and we will say the same on the phone.
Do I have to sign a contract?
No. Everything ongoing is month to month. If a month goes badly you can leave, which is a considerably stronger incentive for us to perform than a twelve-month contract would be. You also keep every account, asset and file on the way out.
Who actually does the work?
One person, and you speak to him. There is no media buying team and no account management layer, which caps how big this can get and means the person who sold you the work is the person in the account on a Tuesday morning.
Will you work with a competitor of mine?
Not in the same trade in the same area at the same time. If we are already running a roofer in your patch we will tell you on the first call rather than take both and quietly bid you against each other.
Other areas we cover
Fifteen cities, not four hundred towns. Generating a page for every settlement in Britain takes about ten minutes and is worth nothing — Google has treated that as spam since 2024, and pages like it routinely fail to rank even for their own exact-match title. These are markets we can say something true about. We work with clients across the whole UK and Ireland whether or not their city appears here.
